Role: Project Manager
You will be working for one of the region's fastest growing and most interesting developers whose portfolio is expanding as rapidly as their headcount. Specialising in the repurposing and refurbishment of disused, misused or run-down commercial buildings, you will work alongside specialist main contractors to breathe new life into these properties and deliver luxury apartments in city centres across the North to then be let out directly through the company's own letting division.
Ranging from 20 apartments to 120, you will be responsible for a number of ongoing projects at various stages of their life-cycle and will be charged with the management of the contractor to ensure the works are on programme, on budget and on quality.
Purpose of Job
To manage the project/s efficiently and professionally in all respects accepting responsibility for all aspects of performance, demonstrating the sites are in control at every stage including profitability and performance of contractor.
·Working with the Development Manager to ensure all projects undertaken are completed on time & within budget.
oThis would involve preparing a full programme for all the projects from the initial purchase of the site through to the end of the fitting out phase & Handover to the Management Office for rent
·Appointing & working with the design team for each individual project & compile site specific Empire specification for each individual project.
·Work with the Project Director & the Health & Safety department in connection with the preparation of the Pre Tender Health & Safety Plan & F10 for the Project & ensuring the Health & Safety compiled & handed over to EPC from the Main Contractor for the project on completion
·Prepare & send out tenders for each individual project with the relevant input from the Surveying department at EPC
·Analyse tenders together with the Surveying department & interview & appoint successful Main Contractor for each project & ensure all RAMS ect are received & in place before the contract commences
·Monitor & record progress of the Main Contractor on each project via Project Commander on a fortnightly basis. Report progress back to the surveying department & the Development Manager
·Manage the design team & ensure all information received from the team is checked & distributed via the document control system
·Provide monthly reports on each project to show progress with updated photographs , cost of actual project to date, any H&S issues, and design issues / alterations & project completion date.
What you will need
·Demonstrable track record of managing multiple projects simultaneously
·Previous experience of refurbishment projects - essential
·Previous experience of working for a developer or consultancy - desirable
·Appropriate CSCS Card
·HNC/HND/Degree in Construction related discipline
